Site and zoning constraints turned into unique opportunities to create interest and value in this 19-story residential tower in Bellevue’s downtown core. The building form at 888 108th Avenue NE results from a creative interpretation of the potential in Bellevue’s zoning code.
In response to a City mandate for site entry location, the lower section of the building’s mass was moved higher to create a stunning gateway that energizes the block. The resulting four-story lobby inset presents an immediate visual identity and creates a compelling tension between the building’s entrance and its surrounding environment. The design also supports larger floorplates at the building’s top resulting in larger residences with better views – a value for both the residents and the building owners.
