Gridiron stands at the intersection of Seattle’s new Waterfront Park and the pedestrian promenade connecting the stadiums to Pioneer Square. It also represents the intersection of the historic and the new.

It is an addition and adaptive reuse of the Johnson Plumbing building — a straight forward industrial structure and the addition of a new, light, glass residential building. The architectural composition creates a powerful building that is richer for its historical linkage.
